What is actually happening, in order

  1. October 1, 2026

The valuation date. Vernon's town-wide revaluation is effective for the October 1, 2026 grand list. [V1]

  2. Early December 2026

Your new value notice. It shows your prior and your new assessed value, plus instructions for booking an informal review with the appraisal team. [V1]

  3. January 2027

Owners who attend an informal review get a second assessment value notice saying whether anything changed. [V1]

  4. On or before Monday, February 22, 2027

State law sets the Board of Assessment Appeals application deadline at February 20, 2027; if the assessor receives a filing extension it moves to March 20, 2027. February 20, 2027 falls on a Saturday, and a 2026 public act effective October 1, 2026 makes an application timely if it is filed or postmarked on the next day that is not a Saturday, Sunday or legal holiday - Monday, February 22, 2027. Confirm the exact date and the form with your town's Assessor's Office; towns publish their own instructions. [S1]

What we do

You enter your address. We pull your assessment from Connecticut records and compare the assessor's market value against what comparable homes actually sold for. The check is free. If the comparables suggest you are assessed above market, you can buy the $39 packet: a cover page, property summary, comparable sales tables, an appeal argument, an evidence list, a pre-filled Connecticut BAA form summary, and filing instructions.

Honest limits

  • We cannot tell you whether an appeal will succeed. Nobody can.
  • We do not file for you and we do not take a share of anything. We are not attorneys and this is not legal advice.
  • Deadlines and forms are set by your town. Confirm them with your Assessor's Office before you file.
